Hi I'm David Webster, founder of NoBankSeller.com. As the name suggests, NoBankSeller.com is a niche website devoted to seller financing. Specifically, seller financed real estate mortgage (or deed of trust) notes. Private mortgage notes created by real estate owners who sold their property without bank financing.
My story dates back to 2016 when I purchased vacant land as an investment I intended to flip. Reselling the lot through realtor service was frustrating at best.
No interested buyers seemed to have enough money to cash me out. Banks wouldn't finance any buyers as they generally don't lend on vacant land.
Thinking this was a real estate investment I would be holding onto for awhile, I decided to try seller financing. To my surprise, the lot sold quickly with affordable financing terms tailored to the buyer's budget. The buyer was able to purchase the property he wanted and with the mortgage note we created, I receive a monthly cash flow.
This first sale showed me that seller financing is a force to be reckoned with. There is a real need and market for owner financing and the mortgage notes that are created by it. Not a replacement for bank loans, but rather an alternative. When Your Bank Says No, Seller Financing Can Say Yes.
To me, this and every other seller financed sale I have since completed, demonstrates not only the role seller financing can play when selling real estate, but equally important are the opportunities a seller created mortgage note can provide.
Whether it's holding a note for long term cash flow, buying notes for income, selling a note for a discount, or referring a note for a finder's fee, notes have all
the benefits of real estate ownership without the headaches.
What I realized early on is when you hold a note, you don't own the real estate. You own the loan (note) on the property. You are the "bank". No tenants, termites or toilets to deal with. If a toilet breaks at 2 in the morning or the heater goes out, the property owner gets the "do something" call, not the bank.

So far my time in the note space has only been a handful of years, but during that time I've bought and sold my own properties using creative seller financing instead of bank loans. I've purchased existing notes for passive cash flow and have sold notes at a discount. I've helped connect note holders wanting cash for their note to other note buyers.
As my knowledge and experience continue to grow, my hope is to share my seasoned note space confidence through articles and interactive content to develop this site into a one stop resource. A resource for creating, evaluating, flipping, buying or selling owner financed mortgage notes.
